Sketch design is a stage aimed at the conceptual development of the object in line with the customer’s technical requirements. It encompasses the layout plan of the site, including landscaping elements, floor plans, a characteristic section, and a volumetric spatial solution (3D visualization). Once approved by both the customer and the relevant government authority (if necessary), the Sketch Design stage is considered complete, laying the groundwork for the project’s continued success.

Approval and verification of the design and estimate documentation are critical steps mandated by law and the responsibility of the customer. However, architects (designers) often take part in this process, offering their support. The project’s chief architect carries personal responsibility for the quality of the project decisions, though not for the quality of the construction work. Nonetheless, with a mutual agreement in place, customers can rely on author supervision for full accountability and ensure the proper implementation of all project decisions. This, in turn, guarantees the smooth operation of the building or structure for years to come.

The Working Project or Working Documentation stage is critical to the construction process, encompassing detailed architectural and construction drawings, specifications, sections, and calculations required for the successful completion of the project. It may also include engineering network sections (water supply, sewage, heating, ventilation, electricity), as defined by the technical task. Once verified and approved in accordance with applicable legislation, working documentation serves as the basis for obtaining permission to commence construction work.
